Summary

This act drastically expanded tenant protections in New York, limiting rent increases in stabilized apartments and making most of the state's rent laws permanent.

Rights & Rules

  • 01.
    Landlords cannot charge a late fee higher than $50 or 5% of the monthly rent, whichever is less.
  • 02.
    Security deposits are strictly limited to one month's rent.
  • 03.
    Tenants must be given written notice if their rent is to be increased by more than 5%.

Penalties

    Landlords who overcharge rent may be liable for treble (triple) damages.
